A front door can look perfectly sound and still let in a surprising amount of outside air. In Westside homes, I often find the problem at the edges: flattened foam, cracked vinyl, a sweep dragging across the threshold, or a wood door that no longer sits squarely in its opening. Knowing when to replace worn weatherstripping keeps a small maintenance issue from turning into cold drafts, wind-driven rain, pest gaps, and an entry door that has to be slammed to latch.
Weatherstripping is inexpensive compared with a door or window repair, but it is not a one-size-fits-all material. A good seal has to match the gap, the movement of the door or window, the condition of the jamb, and the shape of the threshold. Installing new material over a fit problem may quiet a draft temporarily, but it can make the door hard to operate and wear the new seal out early.
When to Replace Worn Weatherstripping
Replace weatherstripping when it no longer springs back after the door or window is closed. Compression is how most seals work, but permanently flattened material cannot press tightly against the mating surface. If you can see daylight around a closed exterior door, feel moving air on a breezy afternoon, or notice dust collecting along one edge of the jamb, the seal is no longer doing its job.
Visible deterioration is another clear sign. Foam tape becomes brittle, tears away from adhesive, and absorbs dirt. Vinyl can shrink, crack, or harden in sun-exposed openings. Old felt strips wear thin and are easily damaged by repeated sliding or closing. Rubber and silicone-based seals generally last longer, but they can still split, pull loose at corners, or become distorted where a door rubs.
Water marks near the sill, peeling paint at the bottom corners of an exterior jamb, and swollen wood are more serious warnings. Weatherstripping is not the only defense against rain, but a failed seal can direct water where it does not belong. This matters especially on older wood doors in Santa Monica, Venice, and other coastal areas, where moisture, salt air, and strong afternoon sun steadily work on exposed surfaces.
A door that suddenly needs extra force to close deserves a closer look too. Sometimes the new problem is a swollen wood door or seasonal movement. Sometimes an old sweep has folded under itself, or a replacement seal was installed too thick. The answer is not always to remove the weatherstripping. First, I check whether the hinges are loose, the latch side has dropped, the threshold is out of adjustment, or the door has been painted so heavily that its clearance disappeared.
A Draft Does Not Always Mean the Seal Is Bad
Before replacing material, identify where the air is actually entering. On a cool or windy day, move your hand slowly around the perimeter of the closed door. A thin piece of tissue can also reveal air movement. Check the hinge side, latch side, top rail, lower corners, and the meeting point between the door bottom and threshold.
The location tells the story. A gap along the latch side may come from a warped door, loose hinges, or a jamb that has shifted. Air at the bottom often points to a worn door sweep, an uneven threshold, or a gap between the threshold and the floor structure. A draft at the top can mean the door is hanging low, leaving more space above than below.
Windows need the same kind of diagnosis. With older wood double-hung windows, the problem may be missing or worn stop weatherstrip, but it can also be sash that no longer closes fully, loose glazing, deteriorated putty, or paint buildup in the tracks. For sliding windows and patio doors, debris in the track and worn rollers can prevent the panel from seating tightly against the frame. Replacing pile weatherstrip without correcting that movement can leave the same gap in place.
This is why I avoid treating weatherstripping as a peel-and-stick-only repair. Adhesive foam has a place for a small, consistent gap in a protected area. It is not the best answer for a heavy original front door with uneven clearances, a sun-baked opening, or an entry that is already binding.
Match the Material to the Opening
For exterior doors, I generally favor durable compression seals at the jamb and a properly fitted sweep or threshold seal at the bottom. The exact profile matters. Kerf-in weatherstrip, which pushes into a routed slot in the jamb, makes a neat and durable repair when the door frame is designed for it. Surface-mounted bulb seals can work well on older jambs that have no kerf, provided the mounting surface is solid and the reveal around the door is reasonably even.
Vinyl-backed foam is common and easy to find, but it has a shorter service life where there is heavy use or direct sun. Better-quality rubber or silicone seals cost more, yet they retain their shape longer and are less likely to turn hard and leaky after a few seasons. Material selection is a practical decision, not a rule that every door needs the most expensive product.
At the bottom of the door, the sweep has to suit the threshold. A brush sweep may reduce dust and air movement but is not the best choice where rain protection is needed. A flexible rubber or silicone fin can seal well against a smooth threshold, but it will wear rapidly if it drags hard every time the door opens. On some older homes, the right repair is to adjust or rebuild the threshold condition first, then fit the sweep to the finished height.
For windows, bronze spring weatherstrip remains an excellent preservation-minded option on many older wood sash windows. It is durable, repairable, and appropriate to the construction when installed carefully. It does take precise fitting. If the sash is badly painted shut, loose in its opening, or rubbed raw by decades of movement, the window needs more than a strip of metal tacked along the edge.
Check the Door Before Installing a New Seal
A lasting repair starts with the door itself. I inspect hinge screws, especially the top hinge, because a loose top hinge lets the latch side sag and opens a gap at the head jamb. Long screws into solid framing can sometimes restore the alignment, but stripped holes, damaged jamb wood, or a badly warped slab call for a more involved repair.
I also look for termite damage and rot around exterior jamb legs and thresholds. Soft wood will not hold weatherstrip fasteners for long. Covering it with a new seal may hide the damage while water continues entering behind it. Repairing the affected wood, priming exposed surfaces, and restoring the correct jamb profile gives the new weatherstripping something sound to attach to.
Paint matters as well. Thick paint layers on the door edge or jamb can make a tight opening tighter, while bare or peeling paint leaves wood vulnerable to moisture. On an older panel door, careful preparation preserves the original door and avoids the unnecessary expense and poor fit that often come with replacing it.
Replacement Timing Depends on Exposure and Use
There is no fixed calendar for every home. A sheltered side door may keep a good seal for many years. A south- or west-facing front door exposed to Los Angeles sun may need attention much sooner. Doors used several times a day wear their bottom sweeps faster than rarely opened service doors.
As a practical habit, inspect exterior door and window seals before the rainy season and again after a period of strong heat. You are looking for loose corners, crushed sections, gaps at the bottom, and signs that the door no longer closes evenly. Catching those issues early is simpler than repairing swollen trim or a damaged threshold later.
If a seal has failed because the door is out of square, do not keep replacing the same strip. Correct the fit first, then install weatherstripping that makes light, even contact around the opening. The door should latch without a shoulder check, open without scraping, and seal without relying on excessive compression.
A properly weatherstripped older door should still feel like the door it was meant to be: solid, easy to operate, and quiet at the edges when the wind picks up. That is usually achieved by careful adjustment and the right material, not by piling more foam onto a problem.
