A door threshold is a small piece of the entry system, but it takes the full abuse of shoes, sun, wind-driven rain, cleaning water, and an opening-and-closing door. Proper door threshold installation is not just a matter of screwing down a shiny strip of aluminum. It has to work with the door sweep, the jambs, the exterior landing, and the floor inside the house. If one part is wrong, water finds its way in.
I see this often on older homes around Mar Vista, Santa Monica, and West Los Angeles. A homeowner notices a draft under a solid wood door or a dark stain on the interior flooring. The existing threshold may be worn through, bent, improperly sealed, or installed flat when the exterior surface sends water toward the house. Replacing it can solve the problem, but only after identifying why the original assembly failed.
Start With the Door, Not the New Threshold
Before choosing a replacement threshold, I check the condition and movement of the door itself. A threshold cannot compensate for a door that has dropped on loose hinges, a warped bottom rail, or a jamb that has been damaged by moisture or termites.
The first question is clearance. Open the door slowly and look at the gap between the bottom edge and the existing threshold. If the door already drags, a taller replacement threshold will make the problem worse. If the gap is unusually large, a standard fixed threshold may still leave a draft even with a new sweep installed.
Older wood doors deserve particular care here. They can often be repaired, adjusted, or fitted with an appropriate sweep without cutting away more original material than necessary. Planing the bottom of a vintage door is sometimes the right move, but it should be the last adjustment after checking hinge wear, jamb alignment, and the condition of the floor.
I also inspect the exterior landing. Concrete, tile, brick, wood decking, and stucco transitions all behave differently around a doorway. A threshold installed over a cracked or sloped surface may look fine on day one and leak during the next hard rain. Water should move away from the opening, not sit against the threshold sealant.
Choosing the Right Type of Threshold
There is no single threshold that fits every exterior door. The right material and profile depend on the door, exposure, flooring, and amount of available clearance.
Aluminum thresholds are common because they are durable, reasonably priced, and available in adjustable styles. Many have a raised center section that can be set higher or lower to meet the door sweep. That adjustment is useful when a door has minor irregularities, but it is not a substitute for correcting major door alignment problems.
Wood thresholds can suit a traditional entry, especially where preserving the appearance of an older home matters. They need to be made from a rot-resistant species or properly sealed on every face before installation. The bottom and end grain are easy to overlook, yet those are the areas most likely to absorb moisture.
Composite or aluminum-and-wood systems can provide a cleaner match for certain doors, but the details still matter more than the label. A good threshold has adequate width to bridge the opening, a profile that directs water outward, and a sealing surface that meets the door sweep without creating drag.
For a door exposed to direct weather, I usually prefer an exterior threshold with an integrated raised sealing surface and a quality door sweep. On a sheltered side door, the needs may be simpler. On a door between a garage and living space, air sealing and code-related fire separation can be more important than rain handling. The application determines the assembly.
What a Lasting Door Threshold Installation Requires
The hidden work begins after the old threshold comes out. Removing it carefully tells you what is going on below. I frequently find old caulk layered over failed caulk, loose shims, dry rot at the sill, or a gap that was filled with expanding foam and left exposed to weather.
All loose material needs to come out. The surface beneath the threshold should be solid, clean, and reasonably level. If there is deteriorated wood at the sill, covering it with a new threshold only hides the damage temporarily. The repair may require rebuilding a small section of framing, replacing damaged trim, or treating and consolidating minor wood deterioration before a new threshold is fitted.
A sound installation generally involves these working steps:
- Remove the old threshold, fasteners, loose caulk, and debris without damaging the jambs or adjacent flooring.
- Test-fit the new threshold and trim it carefully so it meets both jambs without forcing them apart.
- Correct the substrate as needed, using solid support rather than relying on sealant to fill large voids.
- Apply the appropriate sealant beneath and at the ends of the threshold, while preserving the intended drainage path.
- Fasten the threshold securely, then adjust or replace the door sweep so it seals without excessive friction.
The order matters. For example, I do not want a continuous bead of sealant placed where a threshold system is designed to shed water through an exterior edge or weep path. Sealing every visible gap may feel safer, but trapping water underneath can accelerate rot. This is one reason threshold work is more than a caulking job.
For exterior locations, I favor a durable exterior-grade silicone where silicone is appropriate. It adheres well and remains flexible through heat and movement. The surfaces still need proper preparation. Silicone applied over chalky paint, wet wood, old failing sealant, or dusty concrete will not hold up simply because the tube says it is weatherproof.
The Door Sweep Is Half the Repair
A new threshold cannot seal a gap by itself. The door sweep or bottom seal has to meet it consistently across the full width of the opening.
There are several sweep styles, including surface-mounted aluminum sweeps with vinyl inserts, brush sweeps, and more substantial door-bottom systems. The best choice depends on the threshold profile and the condition of the door. A sweep that is too soft may fold under and leave air gaps. One that is too stiff can make an older door difficult to close, wear out quickly, or scrape across the threshold.
I fit the sweep after the threshold is in place and test it with the door closed, not just visually. The latch should engage without having to shove the door. The sweep should contact the threshold enough to stop drafts and minor water intrusion, but it should not be compressed so hard that normal door movement becomes a struggle.
This is especially relevant on Westside homes where coastal air and seasonal rain expose entry doors to repeated moisture. A small gap may seem harmless during dry weather. Then rain blows against the door at an angle, water reaches the interior edge, and the damage shows up in flooring, baseboards, or the lower portion of the jamb.
Common Shortcuts That Create Repeat Problems
The most common shortcut is installing a new threshold over an uncorrected problem. If the old sill is soft, the door is sagging, or water is flowing toward the opening, the new piece will not last as it should.
Another problem is cutting the threshold too short. End gaps filled with caulk tend to fail because the threshold moves slightly with temperature changes and foot traffic. A close, properly fitted end cut gives the sealant a much better chance of doing its job.
Over-trimming the door is another costly mistake. Once too much wood has been removed from the bottom of an older door, restoring the original proportions is not simple. I would rather adjust hinges, correct a floor issue, or select a lower-profile threshold where practical before altering a good solid-wood door.
Finally, do not ignore the surrounding weatherstripping. Worn jamb seals, cracked exterior casing, and failed caulk at the door frame can send water into the same area and make it appear that the threshold is leaking. A threshold repair should be evaluated as part of the whole entry, not as an isolated strip at the floor.
When a Repair Is Better Than Replacement
Not every worn threshold needs to be replaced. An adjustable aluminum threshold may only need its cap reset, fasteners tightened, or a new vinyl insert. A wood threshold with minor surface wear may be repairable if the material beneath is dry and sound. Replacing a failed door sweep and renewing the perimeter seal can sometimes solve the draft without disturbing a threshold that is still doing its job.
Replacement is the better choice when the threshold is cracked, bent, badly corroded, loose, too low to seal, or associated with recurring water damage. The key is not to replace parts by habit. The repair should address the cause, preserve sound existing materials, and leave the door operating better than it did before.
A threshold should disappear into daily use. You should be able to step over it, close the door easily, and forget about the draft or puddle that used to show up after bad weather. That quiet result comes from careful fitting underneath the part everyone sees.
