Mortise Lock Versus Tubular Lock for Old Doors

An original front door can tell you what kind of work it has seen. A loose knob, a latch that only catches when you lift the door, a deadbolt added above an old keyhole – these are common clues on older Westside homes. When homeowners ask about a mortise lock versus tubular lock, the real question is usually not which one is better in the abstract. It is whether the existing door, trim, strike, and hardware can be repaired or whether a careful conversion will give the home better daily function.

I see this often in Mar Vista, Santa Monica, Venice, and older parts of West Los Angeles: a solid wood door with a worn mortise lock that has served the house for decades. The right answer depends on the condition of the lock, the door itself, and how much of the original appearance the owner wants to retain.

What separates a mortise lock from a tubular lock?

A mortise lock fits into a deep rectangular pocket cut into the edge of the door. The lock body typically contains the latch, deadbolt, and sometimes the mechanism connecting the knobs or levers. The trim, cylinder, and handles mount through the door and operate that internal case.

A tubular lockset uses a round bore drilled through the face of the door, with a smaller round hole drilled into the door edge for the latch. Most modern residential knobs, levers, and deadbolts use this arrangement. It is the standard format found at most hardware stores because it is relatively straightforward to install on a new door.

The important difference is the amount and shape of the wood removed. A mortise lock requires a large, carefully located rectangular cavity. A tubular lock requires circular holes. That distinction matters a great deal when working on an older, often irreplaceable wood door.

Mortise lock versus tubular lock: the practical trade-offs

A well-made mortise lock can be durable, repairable, and appropriate for a historic door. Older lock bodies were often made of heavier metal than inexpensive modern hardware, and many failures come from worn springs, a broken spindle, accumulated paint, or a misaligned strike rather than a completely ruined case. If the mechanism can be serviced and parts are available, repair may preserve both the door and its original proportions.

The downside is that old mortise hardware can become difficult to source. A lock may have an odd backset, an uncommon spindle size, or a cylinder arrangement no longer supported by current hardware. The door may also have been painted repeatedly, allowing paint to bind the latch bolt or fill the strike opening. A replacement that looks close may still not fit the existing pocket, trim footprint, or screw locations.

Tubular hardware gives homeowners more options for locks, finishes, levers, keyways, and replacement parts. A quality tubular deadbolt and passage or keyed lever can provide dependable daily use without hunting for specialty parts. If a handle eventually wears out, replacing it is usually simple.

But tubular conversion is not automatically cleaner or cheaper. Converting a mortised door means dealing with the large empty pocket left at the edge. The original trim may also leave an outline in the paint or finish, and the old key cylinder hole may not line up with the new hardware. On a thin, heavily weathered, or termite-damaged door stile, those details require real carpentry rather than a quick hardware swap.

When repairing the existing mortise lock makes sense

Repair is usually worth considering when the door is original, solid, structurally sound, and has hardware that contributes to its character. This is especially true on period entry doors with escutcheons, decorative knobs, or divided-light doors where modern hardware would look undersized or out of place.

Before deciding, I check the basics. Does the latch move freely with the door open? Is the problem actually the lock, or is the door sagging at the hinges? Does the deadbolt line up with the strike? Is the strike plate loose in split jamb wood? Has weather exposure swollen the bottom of the door or pushed the frame out of square?

A lock that works on an open door but binds when closed is often a door and jamb problem. Filing the latch or forcing the knob may make it work temporarily, but it does not correct the cause. Tightening hinges, repairing stripped screw holes, adjusting the strike, or correcting a swollen edge may bring an older mortise lock back into service.

Repair also makes sense when the mortise pocket is clean and the lock body is a standard size that can accept a compatible replacement. I still take measurements before ordering anything. The case height, depth, backset, faceplate dimensions, handle spacing, cylinder location, and handing all matter. “Close enough” hardware can turn into a door edge full of unnecessary cuts.

When conversion to tubular hardware is the better choice

A tubular conversion is often the practical choice when the mortise case is badly damaged, key components are unavailable, or previous repairs have left the door with loose trim and unreliable operation. It can also make sense when a homeowner wants a modern keyed deadbolt with readily available rekeying and replacement options.

On a working side door, garage entry door, or less formal rear entry, function and serviceability may matter more than retaining the original lock format. A good tubular set can be a sensible long-term upgrade, provided the conversion is done with proper wood repair and alignment.

The quality of the door matters here. A thick, solid wood door usually gives enough material to reinforce and plug the old mortise opening. A hollow-core door, a door with extensive termite damage, or a narrow stile near a glass panel may not. In those cases, the repair can reveal that the door itself is no longer a good candidate for new hardware. Replacing the door may be the safer investment, even though preservation is usually my first preference.

A proper mortise-to-tubular conversion is carpentry work

The visible hardware is the easy part. The hidden work determines whether the conversion remains tight after months of opening, closing, heat, and coastal moisture.

First, the old mortise lock and all hardware come out. I inspect the exposed pocket for soft wood, old shims, cracked sections, and termite damage. If the pocket is sound, it is filled with fitted wood blocks or a properly shaped patch, bonded and fastened so the repair becomes part of the door rather than a loose filler piece. The grain direction and placement matter, particularly near the latch area where the door takes repeated stress.

The edge is then rebuilt flush and laid out for the new latch bore. The face bore for a tubular lockset must be centered at the right height and backset. A hole drilled even slightly off can leave a crooked lever, thin wood around the bore, or trim that does not sit flat.

The jamb needs equal attention. A new strike should meet the latch and deadbolt squarely without requiring the door to be lifted or shoved. I check door clearance, hinge condition, reveal around the perimeter, and threshold contact before setting the strike. If the door drags or changes position with humidity, the lock cannot be expected to compensate for it.

Finally, exposed repairs need a finish plan. On a painted door, that may mean filling, sanding, priming, and painting enough of the surface to avoid a patchy result. On a stained door, matching the old wood and finish is more demanding. Sometimes retaining a larger escutcheon plate or selecting hardware that covers an old footprint is the most honest and attractive solution.

Security is more than the lock body

Homeowners sometimes assume a new lock will solve a door that feels insecure. The lock matters, but the door system has to work together. A quality deadbolt mounted into weak jamb wood, a shallow strike, loose hinges, or a deteriorated threshold does not provide the protection people expect.

For an exterior door, I look at the strike reinforcement, screw length, jamb condition, door thickness, and weather sealing along with the lock choice. On older homes near the coast, a door that is constantly exposed to sun and damp air may move enough to affect latching. Proper weatherstripping should seal without putting so much pressure on the door that the latch no longer lines up.

This is also why a conversion should not be treated as a one-size-fits-all kit installation. The best hardware choice can fail if it is fitted to a door that needs hinge repair, wood restoration, or jamb work first.

Choose the lock that respects the door

For a character-rich entry door with sound wood and workable original hardware, repairing or replacing the mortise lock is often worth the effort. For a damaged or obsolete lock on a practical entry, a tubular conversion can provide a reliable, serviceable result. Neither choice is automatically superior.

If your old door still has good wood, good proportions, and a story worth keeping, give the door a careful inspection before drilling new holes. A few hours spent measuring, repairing, and aligning the work can preserve an entry that would be difficult to replace well.
