A painted-shut wood window in a 1930s Mar Vista house can look like a replacement job at first glance. The sash sticks, the glass rattles, the sill has darkened at one corner, and several coats of paint hide the original profiles. But old window restoration often makes more sense than pulling out a well-built original window and covering its opening with a new unit.
Older wood windows were commonly made from dense, stable lumber and fitted into the house one piece at a time. Their problems are usually specific: failed putty, worn sash cords, paint buildup, loose joints, localized dry rot, or a bad exterior seal. Those are repair problems, not automatic replacement problems. The right decision comes from looking past the surface condition and finding out whether the frame, sash, and surrounding wall can still do their jobs.
What I Check Before Recommending Window Work
I start with the condition of the sill, lower sash rails, and exterior casing. These are the areas that see the most water and sun. On Westside homes, morning moisture near the coast and hard afternoon sun can work together to open paint, dry out glazing putty, and let water sit in vulnerable joints.
A screwdriver probe tells more than a fresh coat of paint. Solid wood resists the probe. Wood that has turned soft, fibrous, or hollow may need to be removed and repaired. Small areas of decay can often be cut back to sound material and rebuilt with a properly shaped wood repair. If the rot has traveled through the sill, frame, or structural framing behind it, the work becomes more involved. That is when replacement of a component, rather than a cosmetic patch, may be the sensible call.
I also look for termite damage. It is common to find window trim that looks intact until the paint is opened up. Termites often follow the grain behind exterior casing or enter where a leaking sill has kept wood damp. The repair has to remove compromised material, address the water path, and restore the trim profile. Filling damaged wood without stopping the moisture problem only delays the next repair.
Operation matters too. A double-hung window may be hard to move because of paint bridges, swollen wood, a broken cord, or sash that has been planed incorrectly in the past. A casement window may sag because loose hinges have worn out the screw holes. These are different problems with different fixes. Forcing the window open or shaving material off at random can make a good window fit badly forever.
Old Window Restoration Is More Than Paint and Caulk
A lasting restoration follows the order of the failure. First, I identify where water is getting in and where the window is binding. Then I remove loose paint and failed glazing, repair damaged wood, correct the sash fit, and rebuild the weather barrier. Paint is the final protective layer, not the repair itself.
For a traditional wood sash, the glazing putty deserves attention. Putty that has cracked away from the glass leaves an exposed edge where water can work into the muntins and sash rails. Old putty needs to be removed carefully so the glass is not broken and the wood edge is not gouged up. Once the sash is dry and stable, new glazing compound is pressed in, tooled to the proper bevel, and allowed to cure as required before final paint.
The paint should lap onto the glass slightly to seal the putty line. It may seem like a small detail, but it keeps water from getting behind the glazing. I see plenty of windows where the putty was replaced but the paint stopped exactly at the wood edge. That neat-looking paint line can shorten the life of the work.
When sash cords are broken, the window should not be held up with a stick or a removable pin as a long-term solution. In many older homes, the weight pockets can be opened, the cords replaced, and the original counterweights put back into service. Sometimes the original balance system is missing or inaccessible, and another approach is needed. The best option depends on the window construction and how much original material the owner wants to preserve.
Weatherproofing Without Ruining the Window
Original windows will rarely seal like a modern welded vinyl unit, but they can be made noticeably more comfortable. The goal is to reduce drafts and water entry without making the sash impossible to operate or changing the appearance that made the window worth saving.
Weatherstripping has to match the window. A narrow bronze strip may work well on a wood double-hung sash because it is durable, paintable, and fitted to the actual gaps. Adhesive foam can help in limited situations, but it often compresses, collects paint, and tears away after repeated use. Thick weatherstripping is also a common reason a repaired sash suddenly will not close.
The exterior side needs careful detailing. A sill should shed water outward, not hold it against the window. If old repairs, paint buildup, or a failed patch have flattened the slope, water can sit at the lower rail and start rot again. Exterior casing joints, head flashing, and the connection between stucco and trim also need inspection. Caulk is useful where a properly prepared joint needs it, but it cannot replace flashing or correct an incorrectly sloped sill.
On many Los Angeles homes, I use a high-quality exterior sealant where movement and exposure call for it. The joint must be clean, dry, and sized correctly. Smearing caulk across cracked paint or damp wood is a short-lived repair, especially on a south- or west-facing elevation.
When Replacement Is the Better Choice
Preservation-minded work is not the same as saving every piece no matter what. Replacement can be justified when the sash and frame are extensively decayed, the opening has serious structural movement, or prior alterations have left no sound material to work from. It can also be the better choice where a window must meet a specific safety, egress, or tempered-glass requirement.
The trade-off is that replacement windows are not simply dropped into an opening. A proper installation may involve removing interior trim, correcting rough-opening problems, integrating flashing with stucco or siding, insulating the perimeter, and rebuilding finishes. A poorly fitted replacement can leak at the wall even if the new window itself is watertight.
There is also an appearance issue. Older homes in Venice, Santa Monica, Culver City, and nearby neighborhoods often have divided-light windows, narrow wood profiles, and casing details that standard replacement units do not match. A new window may operate smoothly but still look out of place from the street and from inside the room. In those cases, restoring the original sash while improving seals and hardware can give the homeowner better value.
Paint Safety and Finish Work Matter
Windows built before 1978 may have lead-based paint under later layers. That does not mean restoration cannot be done, but it does mean the work should be approached carefully. Sanding, scraping, and cleanup should control dust rather than spread it through the room or yard. The more deteriorated the paint, the more important the preparation becomes.
Finish quality is also functional quality. Bare repair wood needs compatible primer. End grain, especially at the bottom of a sash or sill, needs thorough sealing. Exterior paint needs enough coverage to protect edges and joints without filling the narrow spaces that let the window operate. It takes more time than a quick repaint, but it is the difference between a window that looks good for a season and one that stays protected.
A Practical Way to Decide
If your old window is drafty, stuck, or showing peeling paint, do not assume the whole unit has failed. Start by identifying the real condition of the wood, glass, glazing, hardware, and surrounding trim. A single repaired sill, rebuilt sash corner, new glazing line, and properly fitted weatherstripping can change how a room feels without erasing the character of the house.
