A wood window that sticks, rattles, or shows peeling paint is not automatically a replacement job. The real question in repair versus replace wood windows is whether the window’s structure can still do its job: hold the glass securely, shed water, operate properly, and seal reasonably well. In many older Westside homes, the answer is yes – but only after the failed wood, glazing, hardware, and weather seals are addressed correctly.
I regularly see original wood windows in Mar Vista, Venice, Santa Monica, and West Los Angeles that have been painted over for decades. They may look tired, but the old-growth wood beneath the paint can be substantially better than the thin, fast-grown material used in many modern replacement units. The decision should be based on condition, not just appearance or a sales pitch.
Start With the Frame, Not the Paint
Surface peeling is a maintenance problem. Deep rot is a structural problem. They are not the same thing.
A proper evaluation starts by probing the lower sash rail, sill, exterior trim, and the bottom corners of the frame. These are the areas that stay wet longest after rain, sprinkler overspray, or coastal fog. Sound wood resists a screwdriver probe. Damaged wood may feel soft, crumble, or allow the tool to sink in well beyond the painted surface.
Termite damage needs the same careful inspection. Drywood termites often leave galleries inside wood that still appears intact from the outside. I have opened painted trim and found damage limited to a replaceable section of exterior casing. I have also found that the sill and portions of the jamb had lost enough material that a larger rebuild was the honest answer.
The key is determining how far the damage extends. Replacing a small section of rotted sill or trim can preserve the original window. Covering soft wood with filler, caulk, or a fresh coat of paint does not. That cosmetic approach traps the problem until the repair becomes more expensive.
When Repairing Wood Windows Makes Sense
Repair is usually the right path when the main frame and sash are fundamentally sound. A window can look rough and still be a strong candidate for restoration if the damage is localized.
Common repairable conditions include cracked glazing putty, loose or broken panes, worn sash cords, failed pulleys, sticky painted tracks, minor rot at a sill corner, loose joints, and deteriorated exterior trim. Drafts are also often repairable. Old windows were not designed with the compression seals found on newer units, but weatherstripping, sash adjustment, and a properly fitted stop can make a noticeable difference.
For a double-hung wood window, repair may involve removing the sash, scraping failed paint from the operating edges, tightening joints, replacing damaged wood where necessary, resetting glass, and applying new glazing compound. Once the sash is properly primed and painted, it must be reinstalled with enough clearance to move without binding. Paint buildup is one of the biggest reasons old windows become “stuck.”
Casement windows have different trouble spots. The hinges, crank mechanisms, latch alignment, and exterior stop all need attention. A casement can leak even when the wood looks fine if the sash does not pull evenly against its weather seal. The repair is not just a matter of replacing a crank. The sash needs to close squarely, latch securely, and drain water away from the frame.
Preserving an original window also preserves details that are hard to duplicate: divided-light muntins, shaped interior stops, deep jambs, and proportions that match the rest of the house. On a 1930s or 1940s Los Angeles home, a generic replacement window can look noticeably out of place, even if it performs well on paper.
Repair Versus Replace Wood Windows: The Deciding Factors
Replacement becomes more reasonable when the basic structure is no longer reliable or when repair costs approach the value of a properly installed new unit. The important phrase there is properly installed. A replacement window is not automatically an upgrade if it is forced into an out-of-square opening, poorly flashed, or finished with oversized trim that changes the look of the wall.
Replacement is often justified when there is extensive rot through the sill, jambs, and sash; repeated water intrusion from a failed installation; warped frames that prevent reliable operation; or multiple damaged components that cannot be rebuilt economically. If the window is a later, low-quality unit with thin wood parts or damaged insulated glass, replacement may make more sense than investing substantial labor into a short-lived repair.
Energy performance matters, but it should be considered realistically. A single-pane wood window with intact glazing and reasonable weatherstripping will not perform like a new double-pane low-E unit. If a room gets intense afternoon heat or road noise, a new window may offer meaningful comfort improvement. But homeowners are sometimes told that every old window must go because it is “inefficient.” That is too broad.
Air leakage around a window can come from gaps at the trim, failed caulk at exterior joints, missing weatherstripping, or an unsealed weight-pocket cavity. Those problems can often be corrected without discarding the window. In an older house, I look at the full opening before blaming the glass.
The Hidden Work Behind a Lasting Repair
Window repair is detail work. The finish lasts only if the preparation is done correctly.
Before repairs begin, loose paint and failed caulk have to come off. Rot must be removed back to sound material. Replacement wood needs to match the thickness and grain direction of the original piece as closely as practical, especially at a sill where water needs to run off rather than sit on a flat patch. End grain must be sealed, joints must be primed, and exterior surfaces need a paint system that can handle sun and moisture.
Glazing work has its own sequence. Old putty is carefully removed without breaking the glass. The rabbets are cleaned and primed, the pane is set with proper bedding material, and new glazing points hold it in place before compound is tooled to shed water. If glazing is applied over bare, unprepared wood, or if the paint does not overlap the edge of the glass slightly, the repair can fail early.
Hardware also matters more than many people expect. A window that requires two hands to open will usually stay closed. Worn sash cords, painted-shut pulleys, bent tracks, and loose locks can all be corrected, but the parts have to work together. The goal is not simply a window that looks restored. It should open, close, lock, and stay in position as intended.
Do Not Ignore the Source of the Water
Wood rot around a window is usually a symptom. Before repairing the wood, I look for the route water took to get there.
Sometimes the culprit is failed caulk where exterior trim meets stucco. Sometimes an upper roof or gutter issue is sending water down the wall. On homes near the coast, persistent dampness can expose weak paint and neglected joints faster than homeowners expect. Sprinklers aimed at the house are another common cause of repeated sill damage.
A repaired sill will not hold up if water continues entering from above or behind the trim. The exterior details need to direct water out, not seal it into the wall. That may mean rebuilding a sloped sill, correcting trim joints, replacing failed caulk, or addressing a gutter problem before the finish work begins.
A Practical Way to Make the Decision
If you are deciding whether to repair or replace, do not judge by the first visible defect. Open the window. Check whether it is square. Look at the sill from outside and inside. Probe suspicious wood. Examine the glazing and lower sash corners. Then consider how the window fits the architecture of the home and what performance problem you are actually trying to solve.
For a historic-looking wood window with limited damage, a careful repair is often the better long-term value. For a window with widespread decay, chronic leaks, failed insulated glass, and poor operation, replacement can prevent a cycle of repeated patching.
